New Hampshire’s Rockingham County Pending Residential and Condo Sales

We just returned home from Naples, Fla. We were gone from the 11th of February until today. We had very good weather and we got plenty of sun. Temperatures were usually in the high 70’s to low 80’s. We swam in a heated pool almost everyday and we also took a plunge in the hot tub. We met a few families there from New Hampshire and also a bunch of people from all over the country.
Although it was considered a vacation we worked one way or another everyday. We ended up having 3 sellers contact us to look at their homes to put on the market when we got back and one of our clients wanted us to show them a new bank owned listing this weekend. Needless to say we will be a little busy this weekend. Which is what we enjoy.
While we were gone 11 days we noticed the activity in pending sales for residential sales and condominium sales in our county were 88 total pending sales or as some would say contract pending.

Hampstead New Hampshire Real Estate Sales thru November of 2007 vs. 2006

We are now getting closer to the Holidays and as we look back to the residential sales in Hampstead from January through November of 2007, I have provided a chart below so you can see the difference between 2006 and 2007 during the same time frame.
Active listings are down from 75 in September to 50 today. Total sales are still lagging from last year.

Chester New Hampshire Condo Sold Yesterday

Monika and I sold a real nice 2 + bedroom 2 bath condo yesterday to a real nice family from Brentwood, NH. The condo is in Shaker Heights and it was listed for $ 269,900 and our buyer was able to pick it up for $ 258,000 with a few little extras thrown in too. The condo came with hardwood floors in the dining area and a large eat in kitchen. This condo has a large living room with a gas fireplace and a nice size deck off the living room. It also has a first floor laundry with a half bath.

Hampstead NH was incorporated in 1749 and is about 8 miles north of Haverhill Mass off Exit 51B on 495 . Just take route 125 north and then take route 121 north. We are located just north of Atkinson, NH and downtown is just one mile north of route 111. Hampstead is one hour north of Boston, MA and 30 minutes south of Manchester, NH.
We are also 30 minutes to Hampton Beach. Take a drive along the coastal route of 1A all the way to Portsmouth, NH where you will find this a great seacoast town with lots of shopping and dining. A can’t miss day.

Chester New Hampshire Home Sales 2006 vs. 2007

Chester is a quaint little bedroom community that is just north of Hampstead and south of Candia and Auburn. It is also west of Raymond on route 102 which is close to Route 101. Sales for 2006 and 2007 are in the charts below.

2007 total sold units do not seem to be too far off compared to 2006 but median dollar value and price per sq. ft. are down significantly.
