Page views are up from last year. Also, showings have doubled which is a great sign that buyers are out there looking. Home Sales in Derry, NH are up 20% from last year. So, looking at these stats confirms to me that sales are picking up and as we know NOW is the best time in history to buy  a house. Interest rates are at an all time low and inventories are still up so that means there are plenty of homes for buyers to view and prices have declined to about 2002/2003 prices.

Below are Prudential Verani Realty’s newest web stat  numbers for January of 2009. We are still experiencing a decrease in buyer online activity. What is good is our listings are getting more showings than last year and that tells me we are still seeing activity even during these tough economic times.  Monika and I have been a lot busier this year than than this same time frame last year.

What’s interesting is page views per visit is close to last years. Also, showings on our company listings has exceeded twice the amount of last year and close to what happened in ’07.

Now is the best time to buy in over 40 years as interest rates are the lowest we have seen in decades. Inventories are up and buyers have plenty to choose from and also prices are down to about 2003 /2004 prices.

What’s interesting is page views per visit is extremely close to the last three years. Also, absolute unique visitors are down and a unique visitor is actually a computer’s IP address that has not accessed our system before. In other words one person can access our website and be counted twice because he accessed our site on two different computers. He would be counted once if he accessed our site from the same computer more than once.

Looking at the numbers above we are definitely seeing a decrease in buyer activity. What is good is our listings are getting more showings on them than last year and almost as many as we had in 2006.

All stats are down except the fact that our listings are getting shown more this year than last year. Interesting stat to say the least and unique visitors are down slightly.

Checking out our Web Stats we can see numbers are down from last year and unique visitors are down almost 50 %.

I think we can all agree that the market is down and there are fewer buyers out there than before.

It looks like Total sessions are only down 3.3%

Page views are down 11.6% maybe due to fewer homes listed this year than last year?

Absolute Unique Visitors -46% This is significant as I feel there are just fewer people looking and unique means people that have never accessed the site before. These numbers should be lower as there are only so many different people out there searching homes.

Buyer and Seller leads that were looking for more information was down only 5.8%.

Other Brokers showing our listings were down 25.3% way down, probably based on the fact that there are fewer buyers out there than last year.

Monika and I have had the best December on record and we hope January follows suit.

Although our unique visitors are down it can be attributed to a Buyer’s market where fewer Buyer’s are in the market. Also, we have a large following of internet readership that are still active in our database and are still searching for homes. We have picked up a lot more buyer and seller leads compared to last year and our Co-Broker showings are down from last year possibly due to a slower market also.

Featured home viewings are way off and that could be due to inventories are down this year compared to the same time frame as last year.

Total Sessions = the number of times people logged on to Prudential Verani’s website .

Page Views for the month = the number of pages on our website that were viewed.

Page views per visit = the number of pages people visited per their visit to our site.

Unique visitors for the month = Different computers logging on to our web site.

E Leads received = The amount of people that requested some type of information from our website. These leads are distributed to the agents and the agents can access the lead pool to try and convert the leads to an appointment.

As you can see the numbers are all down but what is interesting is that the pages visited per visit is almost the same as from last year.

But, the unique visitors is down almost 50%. That’s a lot and one of the reasons that the market is a lot slower than before. There just aren’t a lot of buyers out there.

I have included as a comparison December of 2006 and January of 2006 so you can use as a comparison.

Internet advertising statistics between December 2006 and January 2007 has shown a pretty significant spike in activity.
